Overview
This hotel had been recently re-branded as The Lincoln Inn, and is located just over a 5-minute walk from Sunset Park, which offers walking paths and beach access to Lake Nipissing. It is popular with guests who want to be near the lake as in-town attractions.

All of the 27 rooms offer free Wi-Fi, a mini-fridge, a cable TV, a coffeemaker, a microwave, air conditioning, a hair dryer and an iron and ironing board. Rooms are furnished with double or queen bed(s). Some rooms have a jetted tub. Pets are allowed for a charge of $10 per stay. Only some rooms are non-smoking.

There is no on-site restaurant, but there are a selection of restaurants within a 5 to 10-minute walk of the hotel. On-site amenities include free parking, car plugins, an ice machine and laundry facilities.

Guests at this hotel are within a 20-minute walk of North Bay Mall and are just under a 10-minute drive to the Northgate Square shopping centre. The downtown North Bay area is just over a 5-minute drive away. While a number of the reviews used for this analysis were negative, guests did express a few common points of praise, primarily about the location and the customer service.

Location was a draw for a number of guests who commented favourably on the hotel's proximity to the downtown North Bay area, which can be reached by car in just over 5 minutes. Guests also liked the hotel's lakefront location on Lakeshore Drive. 

Reviewers commented that staff were friendly, accommodating, proactive and went out of their way to please. One guest appreciated how they quickly switched rooms for her when she complained about a weak Wi-Fi signal. 

A number of guests liked this hotel's price point and said that there was good value for the price that they paid.

Several guests said that their beds were comfortable.

Several guests complained about a lack of detailed cleaning in the rooms. Guests commented on things like dirt in the corners of the room, dirty carpets and mold in the bathroom. Rooms needed to be dusted and windows were dirty.

This hotel was described as showing its age and in need of major updating. Worn furniture and old TVs were mentioned specifically.

There were unpleasant odours present in the rooms, according to several guests. Some guests thought that their rooms smelled musty, while others complained about lingering odours of cigarette smoke.

Some guests complained about ineffective heating and air conditioning units in the rooms. Guests found their rooms to be either uncomfortably hot or uncomfortably cold. A few guests complained about loud, rattling units.
