This hotel is located on Tunnel Mountain, a 5-minute drive or 27-minute walk from the restaurants and shops of Banff's downtown. It offers trails just off the property and views of the Bow River Valley, nearby mountains and the Banff townsite.more
The smoke-free resort has 107 condo-style units and 4 Premier King Suites with private outdoor hot tubs. There is no elevator access to any of the rooms and some units require stair access.
All units include free Wi-Fi, a 32" flat screen TV with cable, a DVD player with free movies, a full kitchen or kitchenette (stove top), a dining area, a living area with a wood-burning fireplace and free firewood, a hair dryer and a balcony or patio, but no air conditioning.
Units may also offer 1-2 separate bedrooms, a loft-style bedroom, 1-2 bathrooms, a powder room, 2 - 4 TVs, a games room (offers wii), a 2-person hot tub in the bedroom, and a washer and dryer with free detergent.
Units are furnished with 1-2 sofabeds plus 1- 4 queen beds and 1 king bed, sleeping 4 to 10 people
Free underground and outdoor parking is available on site.
Pets are welcomed with beds, bowls and treats upon arrival and 2 cats or dogs can stay for $25 each, per night.
A free beverage bar is offered to guests in the lobby which includes coffee, tea, hot chocolate and water.
There is no restaurant on site, but guests can take the bus right from the hotel into the town of Banff for dining, a 6-minute ride for $2 each way.
Hotel amenities include 2 outdoor hot pools with views of the area, a sauna, a courtyard, 2 BBQ areas with picnic tables, a children's play area, bike rentals, safety deposit boxes and a guest laundry.
The ski shuttle to the area's major ski resorts can be accessed at the Town Lot behind Mount Royal Hotel about a 7-minute drive away.

The location was well liked. It offered beautiful views, many visits from deer, caribou and elk and felt secluded from the busy tourist traffic of downtown Banff, but still an easy and free bus ride there. Some enjoyed hiking in nearby trails.
Guests typically liked the rooms, although this could depend on the type of room picked. The upgraded and larger rooms were definitely a hit with guests for their amenities, comfort and views.
Families liked having well-equipped kitchens, extra TVs, extra bathrooms and wood-burning fireplaces along with free firewood. Guests thought the beds were comfy and the accommodations were spacious, clean and well laid out.
The outdoor pools were praised for their cleanliness, size and beautiful views, which overlooked the townsite of Banff and the mountains nearby.
Staff were well liked overall. Guests described them as friendly, professional and accommodating.
Some guests felt this resort provided good value by allowing guests to self-cater with full kitchens and by supplying such large units with many beds and TVs for larger groups and families. Many guests said they planned to return.

Some complained of noise disturbances. Guests complained of hearing footsteps, the moving of chairs, showers, running water and the sound of a vacuum from rooms above theirs. Ground-floor units could also hear sounds from people parking directly outside their unit. A few complained of traffic noise from the main road.
Some felt the rooms needed updating. Guests sometimes complained of small and dimly lit rooms with minor maintenance issues, older carpets, uncomfortable sofas, a smokey smell from the fireplace and no in-room safe. Sometimes guests did not like the mattress pads which they judged to be lumpy and some complained of polyester bedspreads. Some said that rooms did not have all that great a view, unless they were near the pool area.
Guests could not control the in-room temperature well. They explained that rooms would get cold and drafty early in the morning, then heat up during the day and remain hot at bedtime, requiring a fan to cool off. The thermostats did not seem to regulate the heat of the room.
Some guests had parking issues. Guests were disappointed to not be able to park directly outside their condos as parking was not allocated, but on a first-come, first-serve basis. Some guests found parking limited and tight, especially in the underground lot.
Guests who were expecting more luxury for the price were discontented with the room rates, especially in high season when the demand increased and prices went up.
