Oakes Hotel Overlooking the Falls is geared towards travellers who prefer a centrally located hotel with an indoor pool, on-site dining and views of the falls.

Each of the hotel's non-smoking rooms offers air conditioning, cable TV, a coffeemaker, a hair dryer and an iron and ironing board. Mini-fridges are available upon request for an additional $10 per night. Rooms with a seating area and sofabed and a jetted tub are also available, as are wheelchair-accessible rooms. In-room Wi-Fi is offered for $10 per room, per stay. Pets are not permitted.

On-site amenities include an indoor pool, hot tub and sauna, a fitness centre, an outdoor terrace overlooking the falls and on-site dining at Applebees, which serves breakfast, lunch, dinner and room service daily. A free shuttle to Remington's of Niagara Restaurant is also available upon request. Parking is an additional $20 per night. 

Skylon Tower is about a 6-minute walk away, while Marineland can be found 6 minutes away by car. Rainbow Bridge (leading into the U.S.) is roughly a 7-minute drive from the hotel and Niagara District Airport (YCM) is an 18-minute drive away. (All travel time estimates: Google Maps)

The Good
Many of the reviews sourced for this analysis were positive, with praise going to the hotel's location, staff and rooms.

Many travellers praised the hotel's location, finding it close to Fallsview Casino, restaurants, the falls, public transit, shopping and the Butterfly Conservatory. One patron noted, "The location is great. You are close to the falls and all of the activities of the area. The hotel is next to the Casino and many restaurants".

Numerous reviewers were pleased with the level of customer service they received during their stay. They characterized the staff as accommodating, knowledgeable, professional and efficient.

The hotel's accommodations were enjoyed by several lodgers. They described their rooms as spacious, clean and well equipped, with fantastic views of the falls. Some guests criticized their lodgings, however (see below).
The Bad
While many of reviews consulted for this analysis were positive, there were also many complaints about the hotel concerning a variety of issues.

Some guests complained about the added costs they incurred during their stay. They found the parking and Wi-Fi charges expensive and felt they should have been included in the room rates. Many guests thought the hotel was way overpriced, especially those who ended up in the old motel section.

Although several reviewers were pleased with their clean rooms and great views, some lodgers were disappointed with their accommodations. They reported poor Wi-Fi connectivity, worn linens, dated decor, uncomfortable beds and no in-room fridges or microwaves.

Guests also complained about not being able to negotiate with staff who would sometimes become angry if a guest complained.

"This was our second stay at the Oakes in the last 13 months. We find ourselves at home - rooms are nice, comfortable and with an excellent view. We always take 2 rooms with the inside connecting door which helps to keep the family together. Need to improve on the lighting inside the rooms and the pillows which are not very comfortable. GREAT HOTEL ... WE WILL CONTINUE TO VISIT ."

"The hotel was in a convenient location to the falls. The hotel was a little older and seemed like a motel with hotel prices. Our stay was over Labor Day weekend, so the prices were probably higher. This was the best deal for a hotel weekend stay. The staff was nice and courteous. Our room was cleaned nicely."

"We checked in on a Monday afternoon, left on Thursday morning. We had NO maid service the entire time, even though a "Maid Service Please" card was left on the door for over 6 hours, and when we stepped out in the a.m. the maid cart was 3 doors down the hall! When we mentioned it to the front desk, we were told to tell them when we left again and they would send someone up. Since we didn't leave until 4, and it was our last night, we didn't bother. Air conditioner was either cold or off. We could not get cold water out of the sink, only lukewarm (for a quick drink without having to go for ice). Wallpaper in many halls peeling or scratched up. Pool area seemed freshly painted, but towels they provided were only about twice the size of a hand towel, if that. Unrelated to the hotel, but important for guests to be aware: dining and beverages in this area are unreasonably expensive! (TGI Fridays, next door: 1 pasta dinner, 2 soups, 1 chicken wings appetizer, and 3 smoothies = $75!) One restaurant told us they only had bottled water (couldn't get a glass with meal) and it was $2.50."
