Centrally located and cheaper Niagara Falls hotel with free parking but many complaints

This hotel is 100% smoke-free and all 80 rooms include free Wi-Fi, free local calls, a microwave, a mini-fridge, a coffeemaker, a 32" flat screen TV, black-out curtains and individual climate control. Hair dryers and ironing equipment are available upon request. Rooms are furnished with one queen bed or two queen beds.
Free parking is available on site and pets are not permitted.
The on-site Empress Inn Restaurant and Bar serves breakfast, lunch and dinner.
Other on-site amenities include an indoor pool, a hot tub, a sauna, safe deposit boxes, a 24-hour front desk, a common picnic and BBQ area and meeting rooms.

Some guests admitted to the rooms being clean and appreciated having a microwave and mini-fridge. It was also mentioned that the bed and flat screen TV was modern.
The location was considered great due to being centrally located in the entertainment district of Niagara Falls.

Several guests complained about the unfriendly and unhelpful staff. Reviewers described the staff's appearance as unprofessional and a few guests said that the front desk agent they encountered encouraged guests to stay elsewhere. A couple of reviewers also complained that the front desk agents attempted to photocopy their passports and/or driver's license.
One guest said he was charged twice but had ongoing problems getting the extra charge reversed. One guest said he was charged an extra $20 on this credit card for "breaking the key to the room" although he claimed to have handed the key to the cashier in fine shape. Another guest said the owners tried to scam deposits blaming customers for their old and inefficient doors and locks.
Many guests had trouble with the HVAC and found the rooms too cold in the winter and too warm at other times.
The hotel, while clean, was considered to be in need of repairs and in a very dated condition. Some said "run down" and described mould growing on bathroom walls, a mildew odour and yellowed sheets and pillow. Additionally there was some complaints about a lack of amenities (coffee pot, hair dryer, TV remote, deadbolt and chain for security).
