Overview
Located at the north end of Princess St. (one of Kingston's main arteries) and a 6-minute drive from both downtown Kingston and Hwy 401, this hotel appeals to travellers seeking accommodation at a lower price point.

All of the 20 rooms at this hotel have free Wi-Fi. Hair dryers and refrigerators are available on request. Rooms have either one or two queen beds, and smoking and non-smoking options are available. Pets are allowed for $15/day.

There is no on-site restaurant, but guests are offered a continental breakfast (donuts, muffins and coffee) in the lobby for free daily. There are a number of restaurants within a 5-minute walk from the hotel. On-site parking is free.

A lot of Kingston's points of interest are easily accessible from this hotel, but you will need a car to get to them. The Cataraqui Town Centre (Kingston's largest mall) is about a 5-minute drive away. Fort Henry (originally built in 1812) is about a 13-minute drive away. Queen's University Campus is about a 7-minute drive.

Guests travelling by air should plan for a 14-minute drive between the hotel and Norman Rogers Airport (YGK). Rail passengers will have a much shorter drive (about 3 minutes) to the VIA Rail station. (All distances and travel time estimates: Google Maps)

The Good
While most of the reviews used for this analysis were negative, there were a couple of bright spots for guests at this hotel, including its location and attractive price point.
 
A few guests felt that this hotel was conveniently close to Hwy 401 and was within reasonable driving distance to downtown Kingston and to sights. 

There were a number of comments from guests who felt that they had received good value for the price that they paid. Guests commented frequently on affordable, reasonable room rates.

The Bad
The bulk of reviews used for this analysis were negative. Guests complained commonly about the lack of detailed cleaning and problems with the TVs.

Guests were not impressed with the lack of cleaning done in the rooms and in the common areas at this hotel. Guests commented frequently on dirty carpets and on dirty bathrooms (the floors in particular). One guest felt that her bathroom floor was so dirty that she cleaned it herself. Linens, towels and furniture were dirty as well.

There was a sense from guests that the hotel itself was in a state of disrepair and was in need of some maintenance and renovations. There were several comments about doors hanging from hinges and not closing properly, plugged toilets and sinks and peeling paint in the rooms. Some guests said that the exterior of the hotel was crumbling.

A number of the guests felt that the TVs were old and did not work well. The cable kept cutting out, and many guests said that they had trouble controlling the volume on their TVs.

There were some additional complaints from guests who were disappointed with the complimentary coffee, muffins and donuts served in the lobby and said that the coffee was cold and that the food was not very well stocked. Some guests said that they received poor customer service.

"I had reserved the non-smoking, two double bed. But they only had smoking double bed or non-smoking one double bed (and extra bed). And they wanted to add one extra person fee, despite I informed 1 adult and 2 kids at booking. It was so terrible night in Canada."

"I stay at many hotels all over North America, (US and Canada), sometimes I find a hotel to be a lower quality than I expected. BUT this hotel was uninhabitable, it should be condemed. The hotel manager says people come all the time and he makes them pay. My husband said it was the best money he ever wasted. The other party we were traveling with would not stay there either."

"Hotel was advertised as new, only new to chain not a new building. No drawers for clothing, no hangers. Electrical outlets for three prong appliances all melted and unusable. Rug dirty, and wet by small refrigerator. Very nosiy. Could hear people talking through the wall. Clean towels were damp."
