Overview
This walk-up motel offers a budget stay a 20-minute walk from downtown Kingston and the waterfront. Rogers K-Rock Centre is 30 minutes on foot or an 8-minute drive from the motel.

The smoke-free and pet-free hotel has 64 rooms on 2 floors. All rooms include free Wi-Fi, free local calls, a flat screenTV with cable, a coffeemaker, a mini-fridge, an iron and ironing board, and a hair dryer. Rooms have central heating and also AC units in the rooms which guests can turn on and off. Rooms are furnished with 1 or 2 queen beds. Room extras include a microwave.

Free parking is available on site.

A free basic continental breakfast is available.

There is no restaurant on site, but guests will find a Don Cherry's restaurant next door with outdoor patio. Subway Sandwiches and Tim Hortons are less than a 3-minute walk away.

Hotel amenities include an outdoor pool, a business centre, ice/vending machines and an ATM. There is no elevator to the second floor.

Guests can access the bus stop in either direction in a minute on foot. Queen's University is a 20-minute walk or 3-minute drive. The Cataraqui Centre shopping mall is an 11-minute drive away. Fort Henry is 13 minutes away by car. The International Hockey Hall of Fame is 2 minutes away by car, and Kingston Airport (YGK) is a 14-minute drive without traffic. (All travel times: Google Maps)

The Good
Guests had mixed feelings overall with some guests liking the rooms and finding this a good spot for a short budget stay and others feeling that this was not the place for them.

Guests who liked the rooms found them updated, well cleaned with comfortable beds. Some were pleased to have a mini-fridge and microwave in their room and windows that open.

Guests often liked the location. They said it was an easy drive to downtown without paying downtown hotel prices, it was not far from other attractions such as the K-Rock Centre and waterfront. Many liked having a Tim Hortons and Don Cherry's restaurant very close by.

Guests often found the staff amenable. They were described as pleasant, friendly and courteous.

The price was affordable to guests and this was likely the main draw.

The Bad
Guests who were less comfortable at the motel posted various complaints.

Although some of the rooms had been updated and were comfortable, it appears that some of the rooms were not well cleaned and in good repair. Recent complaints included: room smelled of old smoke, carpets were stained/dirty/worn, the mattress sagged, bathroom smelled mouldy, not enough electrical plugs, central heating was too hot or too cold at times, the electrical set up was sketchy and there was no smoke detector in the room.

Guests had Wi-Fi issues. They often said they couldn't connect or found it spotty or limited.

Noise disturbances affected some stays. Some reviewers reported being able to hear guests in adjacent rooms and rooms overhead, as well as traffic from Princess Street. AC units often disturbed guests with loud fans. 

The breakfast received a lot of complaints, although the odd reviewer said it was good offering fresh fruit, yogurt and juice. Guests usually found it too basic and did not like having the breakfast pre set up in the lobby. Some did not like that there was nowhere to sit and guests had to carry it back to their room.

Some thought the area was questionable.
